These terms of business apply to the
following brand names or trading names within Tricon Limited. Space Cow,
self-certcommercialmortgages.co.uk, e-mortgage-uk.
Confirmation of accepting terms.
By reading this
documents and continuing to complete our enquiry form you accept the terms
fully. A printed version of these terms of business is available from our
web site system or by telephone on 01235 559527.
A printed terms of business document will be posted to you if you are unable
to print one yourself from our web site system. We charge a fee for
arranging your mortgage please refer to the section below for full details.
What we provide.
We work solely for our clients and
customers in sourcing a mortgage product that is suitable for requirements,
that takes into account affordability, customer preferences, speed and any
other circumstance given in the commercial
mortgage enquiry form.
Enquiries may be made only by completing the enquiry form on our web site.
We have no facility for offering paper enquiry forms.
We do not recommend a particular mortgage but provide information on one or
more products based on the answers you give us. Our mortgage arrangements
are on a Non Advised basis.
Whose mortgages do we offer?
The information and
illustrations we provide and the mortgages we arrange are from a panel of
lenders that we believe cover the market we specialise in.
This may be restricted to fewer lenders offering offering
specialised commercial mortgages of the type explained in the website
details.
We are not tied to a specific lender.
What will you have to pay
us for this service?
We will charge you a fee
of 1% of the mortgage amount with a
minimum of £1000 (or whatever
is agreed subject to negotiation) for arranging and processing your
mortgage. (There is no up-front charge apart from the valuation fee with the
full application) The fee is payable on the day of completion or 2
months after the date of the mortgage offer, whichever is the sooner. Please
note that our charges are for arranging the mortgage and obtaining an offer
not for providing advice. Payment will still be required if you do dot take
up the offer or fail to complete. Accounts that are not paid on the day of
completion or at the 2 month point
will attract interest at Bank of England base rate plus 4% and other costs
for recovery will be added. Please be sure you can afford the fee before
applying.
We may receive commission from the lender we place your mortgage with. This
will be clearly shown in the mortgage
illustration.
Up-front fees
The only likely fee to be
charged with the full application is the valuation fee.
Confidentiality
We will treat all your
personal information as private and confidential (even when you are no
longer a customer) except where we are permitted by Law or where disclosure
is made at your request or with your consent in relation to arranging your
mortgage. You have the right of access under the Data protection Act 1998 to
your personal records held on our files.
Please note that to obtain an agreement in principle from a lender this will
require a full credit search. This search may also reveal persons linked to
your address and a search may leave a footprint on your credit file and
possibly any person or persons linked to you or your address. For us to
assess your enquiry if you inform us you have an adverse credit history we
will search the register of county court judgments before we match your
enquiry to one or more products. By completing the enquiry form you
automatically agree to this.
By submitting an enquiry to us you
accept all the above conditions.
We do not pass your details to any other organization or business for any purpose, without your prior agreement.
What to do if you
have a complaint
We aim to provide you with a first class professional and confidential
service. We have internal procedures for handling complaints fairly and
promptly and should a complaint arise you should contact our Compliance
Officer at Tricon Ltd. PO Box 8 Abingdon, Oxon. OX14 4GT or telephone 01235 521001
Thereafter should the complaint not be resolved to your satisfaction
we will assist you in resolving it by referring it to the Financial
Ombudsman Service scheme of which we are members.
Are we covered by the
Financial Services Compensation Scheme (FSCS)?
Commercial
mortgages are not regulated by the FSA therefore we cannot offer
access to the Financial Services Compensation Scheme
Think carefully before securing other debts against your property. Your property may be repossessed if you do not keep up repayments on your mortgage.
